错误 #1
没有对准租客作背景审查及信用检查
背景审查及信用检查就像X光一样,可能让您看出准租客不为人知的一面。
过去的行为倾向于预测未来的行为。如果租客有不支付账单或连续拖欠账单的过去记录,则这种行为有可能在将来继续发生-这意味着租金将有可能被拖延支付或什至无法支付。
背景审查及信用检查将使您确认租客有能力支付租金,并且其信用记录没有“危险信号”。在出租物业之前,请确保已从准租客获得书面许可以作背景审查及信用检查。
错误 #2
不当地要求准租客提供个人资料
在收集准租客或租客的个人资料时,业主只应收集与出租和管理物业有关的基本资料。
业主应确保这些收集行为符合PIPA(Personal Information Protection Act《个人信息保护法》)和RTA(Residential Tenancy Act《住宅租务法》)中的规定。
此外,根据BC Human Right Code《卑诗省人权法》,业主不能基于种族,肤色,血统,出身地,宗教,婚姻状况,家庭状况,身体或精神残疾,性别,性取向,年龄,或合法收入来源,拒绝出租给该租客。

没有定立及签署正确的租务协议
业主应在有书面协议的情况下租出物业,该协议应采用标准租务协议表格(RTB-1)。 .
根据RTA(Residential Tenancy Act《住宅租务法》),即使业主在没有租务协议的情况下出租物业,租务协议的标准条款仍会自动适用。那么,为什么不定立及签署正确的租务协议来保护自己呢?
业主和租客都必须在协议上签名并注明日期。业主需要在签订协议后的21天内向租客提供一份签订协议的文本。

还未申请许可执照便出租物业
要在温哥华市地区(City of Vancouver) 租用住宅物业,无论是否雇用物业经理,业主都需要为出租物业申请执照。出租物业包括典型的单户住宅(Detached House, Townhouse),公寓(Condo/Apartment),以及巷道房屋(Laneway House),次要套房 (Secondary Suite) and 和房间房屋 (Rooming House)。
了解法规以及许可要求对于业主至关重要。在没有所需的许可证,执照和批准之下,出租物业总是不明智的。

还未购买业主保险便出租物业

租客搬入/搬出物业时,没有跟租客做物业状况检查
根据RTA(Residential Tenancy Act《居民租务法》),业主必须给租客必要的机会检查物业,并在检查后7天内提供完整的 Condition Inspection Report 《状况检查报告》的副本。
租约期满时,业主和租客亦应该一起检查该物业的状况。
完成这些步骤很重要,因为比较搬入和搬出的《状况检查报告》,业主和租客可以查看物业是否损坏以及由谁负责支付维修费用,并决定如何扣减租客的按金。

没有确保租客按时支付租金
作为业主,按时收取租金绝对至关重要。 RTA(《住宅租务法》)非常明确,房租必须按时足额付清,如果租客是10天通知之下,则应在第五天结束前付清租金。
如果租客未在到期日午夜之前支付房租或需要支付水电费用,业主可发出10天终止租约通知。该通知可以在房租到期后第二天或书面要求支付水电费后30天送达租客。
如果租客在收到通知后的五天内支付了所有租金和水电费,则该通知将被取消,并且租约可以继续。
错误 #8
低估了所需的时间和精力
业主经常问,他们是否有可能自己管理好自己的出租物业。答案是当然是有可能,只要您有足够的知识,经验,资源和时间,而且更重要的是,不要低估它们的范围和深度。
例如,根据 Residential Tenancy Act 《住宅租务法》(RTA Sec.32.1),出租物业必须符合法律要求的健康标准,安全标准和住房标准。业主通常负责以下基本维修和保养问题:暖气,水暖,电,锁等。业主必须准备在合理的时间,白天和晚上回应租客及这些需求。

物业租出后,没有定期检查
保护出租物业的最佳方法之一,是在出租期限内对其进行定期检查。
否则,您可能会为时已晚,惊讶地发现任何被忽视的物业结构破损,物业被利用犯罪,无故长期空置,未经业主许可下饲养宠物或种植大麻,等等。

您可以自己管理出租物业,也可以聘请物业经理。如果您决定雇用一名物业经理,请确保他/她是持牌的.
如果您正在雇用的是无牌物业经理。他们不仅可能没有房地产经验,而且没有监管机构来监管他们在管理您的出租物业的行为,以及保护您作为他们客户的权益!

In the past, my impression about finding a good property manager is difficult, because I heard that the profit from it is not attractive, and the quality of services may be in doubt.

After taking procession of the new apartments, Patrick helps me to follow up the lists of deficiencies with the developer, he spent a lot of effort to market the unit for me (including using some high tech to 3D scan my apartment and let potential tenants view my apartment online, etc).
