DIY業主最常見的10個錯誤或疏忽

錯誤 #1
沒有對準租客作背景審查及信用檢查
背景審查及信用檢查就像X光一樣,可能讓您看出準租客不為人知的一面。
過去的行為傾向於預測未來的行為。 如果租客有不支付賬單或連續拖欠賬單的過去記錄,則這種行為有可能在將來繼續發生-這意味著租金將有可能被拖延支付或甚至無法支付。
背景審查及信用檢查將使您確認租客有能力支付租金,並且其信用記錄沒有“危險信號”。 在出租物業之前,請確保已從準租客獲得書面許可以作背景審查及信用檢查。
錯誤 #2
不當地要求準租客提供個人資料
在收集準租客或租客的個人資料時,業主只應收集與出租和管理物業有關的基本資料。
業主應確保這些收集行為符合PIPA(Personal Information Protection Act《個人信息保護法》)和RTA(Residential Tenancy Act《住宅租務法》)中的規定。
此外,根據 BC Human Right Code《卑詩省人權法》,業主不能基於種族,膚色,血統,出身地,宗教,婚姻狀況,家庭狀況,身體或精神殘疾,性別,性取向,年齡,或合法收入來源,拒絕出租給該租客。

沒有定立及簽署正確的租務協議
業主應在有書面協議的情況下租出物業,該協議應採用標準租務協議表格(RTB-1)。.
根據RTA(Residential Tenancy Act《住宅租務法》),即使業主在沒有租務協議的情況下出租物業,租務協議的標準條款仍會自動適用。 那麼,為什麼不定立及簽署正確的租務協議來保護自己呢?
業主和租客都必須在協議上簽名並註明日期。 業主需要在簽訂協議後的21天內向租客提供一份簽訂協議的文本。

還未申請許可執照便出租物業
要在溫哥華市地區(City of Vancouver) 租用住宅物業,無論是否僱用物業經理,業主都需要為出租物業申請執照。 出租物業包括典型的單戶住宅(Detached House, Townhouse),公寓(Condo/Apartment),以及巷道房屋(Laneway House),次要套房 (Secondary Suite) and 和房間房屋 (Rooming House)。

還未購買業主保險便出租物業

租客搬入/搬出物業時,沒有跟租客做物業狀況檢查
根據RTA(Residential Tenancy Act《居民租務法》),業主必須給租客必要的機會檢查物業,並在檢查後7天內提供完整的 Condition Inspection Report 《狀況檢查報告》的副本。
租約期滿時,業主和租客亦應該一起檢查該物業的狀況。

沒有確保租客按時支付租金
作為業主,按時收取租金絕對至關重要。 RTA(《住宅租務法》)非常明確,房租必須按時足額付清,如果租客是10天通知之下,則應在第五天結束前付清租金。
如果租客未在到期日午夜之前支付房租或需要支付水電費用,業主可發出10天終止租約通知。 該通知可以在房租到期後第二天或書面要求支付水電費後30天送達租客。
如果租客在收到通知後的五天內支付了所有租金和水電費,則該通知將被取消,並且租約可以繼續。

低估了所需的時間和精力

如果您正在僱用的是無牌物業經理。 他們不僅可能沒有房地產經驗,而且沒有監管機構來監管他們在管理您的出租物業的行為,以及保護您作為他們客戶的權益!
