簡單直接 沒有隱藏收費
我們相信您會對我們的服務感到滿意,因此我們正在免收一些其他物業經理通常收取的費用
另外,我們只有在找到租戶之後才收取費用,找不到租客,不收費
1. 租客安置服務
免收開戶費
適用於所有客戶,包括新客戶,現有客戶和之前客戶
免收發布租務信息及廣告費
適用於所有客戶參與我們的物業管理服務
找不到租客,不收費
如果我們未能為您找到合適的租客,我們不會收取任何形式費用
三個月後免收終止服務費用
簽署管理協議後,三個月後如果還沒有租客, 如您决定終止我們的服務,可免費終止
2. 物業管理服務
租客離去而物業空置, 免收該月物業管理費
若租客離去而另物業該月因此空置,未能收取租金,我們該月亦免收物業管理費
租約在固定租約期限後以自動月租續租,母須付費
我們租約會列明以首十二個月是固定租約期限,十二個月之後會自動沿用同一租約以月租形式繼續租與現有租客,母須付費。

3. 其他特定服務
非居民NR4稅務 年費
為加拿大非居民交付每月預扣稅于稅務局, 並提交NR4 表格 - (適用參與我們的物業管理服務的非居民客戶)
免費與您的專業人士協調
如果您需要我們向您的專業人士提供您的租務資料,例如,您的會計師(方便提交您的納稅申報),您的保險經紀(方便您購買業主保險),我們樂意提供幫助 - (適用於參與我們的物業管理服務的客戶) p>

We are very impressed with Patrick's professionalism and candid advices to us during the past weeks, which helped to ensure that the rental unit is in its best state for renting. There are several areas of the unit that require work to be done, e.g. furniture setting, appliance installation, and professional cleaning, Patrick took care of all these smoothly and professionally.
You went through a very meticulous search for prospective tenants, and conducted thorough due diligence in validating the financial well-being of the tenants.

I'd like to say thank you to Lotus and Patrick for their property management and tenant placement services of my apartment units in downtown Vancouver, and New Westminster.
In the past, my impression about finding a good property manager is difficult, because I heard that the profit from it is not attractive, and the quality of services may be in doubt.
Luckily, Patrick helps me to change this view. After taking procession of the new apartments, Patrick helps me to follow up the lists of deficiencies with the developer, he spent a lot of effort to market the unit for me (including using some high tech to 3D scan my apartment and let potential tenants view my apartment online, etc).
Finally, the apartment was rented successfully in 2-week time, to a employee who works in NASDAQ listed high-tech company. I feel that they are very professional, promising and will not over-committed. I am happy and confident to refer my friends to Lotus and Patrick, and wish them all the best.

We hoped to find good tenants for our rental property. Lotus & Patrick helped a lot in the whole progress including thorough with their screening process from suitable prospects, interviewing possible new renters, and reference checks.
Patrick took pictures for a move-in inspection report to record possible damages. They are using cutting-edge technology like 3D walkthru tour and effective digital marketing to find a good tenant.
